EVO CITY | Ayala Land envisions next central business district south of Metro Manila

MANILA – A central business district will rise in Kawit, Cavite, with a BPO, a residential subdivision, a mall, a hotel, a school, a hospital, a church, a plaza, and parks.

On Thursday, Ayala Land, Inc. announced its vision for “Evo City”, a mixed-use estate that is comparable to the size of the Makati CBD at 200 hectares.

The name comes from the word “evolution”, signalling the province’s trajectory towards change and progress, said Ayala Land Vice President for Development Business Jennylle Tupaz, who is also the president of Alveo Land Corp, in a press conference in Shangri-La at the Fort.

The estate will be accessible through CAVITEX, C5, EDSA, SLEX, and the NAIA Expressway. Government infrastructure projects like the Southwest Integrated Transport System terminal, CALAX, Cavite C5 Southlink, and LRT extensions are expected to make the area even more connected.

Tupaz touted the travel time from the property, originally idle land, at 50 minutes from Makati, 55 from Bonifacio Global City, and 20 minutes from the Ninoy Aquino International Airport. They expect to draw residents from Cavite and neigboring Metro Manila cities.

Evo City will have a five-hectare central park, linear parks dotted with retail establishments, and “parkettes” which are pockets of green. Pedestrian-friendly, the road network will have dedicated bike lanes. Given the historical location, there will also be a plaza for heritage events, but also modern-day celebrations.

Ayala Land Offices will be on top of the office developments, the Ayala Malls Group will build a lifestyle mall, and Ayala Hotels and Resorts Corp. will construct a hotel. Phase one of the development includes the construction of a visitor’s center, a transport terminal, a church, a hospital, and the CBD for retail structures, offices, a residential condominium, and other institutions. This will cover 121 hectares. The rest of the area will be for future development.

Alveo Land will develop The Residences, a 41-hectare subdivision, as well.

It will have a main park with a basketball court and a children’s play area, and other parks scattered through the area. Other amenities include pools, a clubhouse, and offices for administration, security, and maintenance.

Of the 760 lots, 395 – worth P7.4 billion – will be offered for sale initially. Tupaz expects “close to sellout” during the launch on Saturday.

The lots, with an average size of 325 square meters, and a density of 18 lots per hectare, will be sold at P30,000 per square meter. The total contract price will range from P8.8 million to P13.5 million.

Alveo Land will also launch commercial lots for sale in Evo City within the year.

Other Ayala companies Globe Telecom and Manila Water will develop the district’s communication and water systems, respectively.

The estate will also have eco-efficient components, such as the use of solar-powered streetlights, and incentives for the use of solar power in malls and houses, the use of energy- and water-efficient fixtures, and the construction of LEED-certified office buildings.
